Who we are
We are Commercial Building Surveyors that operate in all sectors of Commercial Building Consultancy. Located in Manchester, we act on behalf of landlords, tenants, developers, and funders throughout the north of England.
Why we exist
We were borne out of a desire to service our clients more efficiently. Having a significant amount of experience throughout the UK, we have acquired a comprehensive understanding of various client values.
You want communication.
Obvious right? Not always. Depending on the extent of workload and resource, particularly in larger organisations, this is often not prioritised. To provide excellent communication and obtain the results you want, we believe that collaboration is key. That is why we have you covered with a wide network of professionals who can cater for all your requirements, enabling us to smoothly turn queries into answers.
You want client focus.
We take the time to truly understand what it is you want before engaging. We will not take on an instruction before talking with you. Again, while this may be obvious, in corporate environments, requirements can be misinterpreted, leading to unintended outcomes. Our approach mitigates misuse of your time which ultimately increases our value.
You want authenticity.
We are transparent, conscientious, and realistic. If we do not deem that we are the right consultants for you, we will let you know and will most likely be able to point you in the right direction of those who may be better suited to service your requirements.
The above allowed us to take a step back and re-evaluate our own values which reignited our desire for our work.

Founder
Lewis Livesey
Lewis is a Commercial Chartered Building Surveyor who has substantial experience from various practices throughout the UK, including an international real estate consultancy. Lewis has undertaken a broad range of professional and project management services across Essex, London and the north of England.
Lewis’ expertise lies in providing holistic professional services and advice to various clients including landlords, tenants and developers. He specialises in technical due diligence, landlord and tenant matters, defect diagnosis, contract administration and employer’s agent services.
Lewis is able to draw on over a decade’s worth of experience across a broad range of sectors and has advised clients including multi-national delivery companies, market leading developers, local authorities and various banks.
