As a developer, we understand that you want to progress as quickly as possible and bid for a site. However, if not already done so, we would always recommend that you undertake due diligence on the site prior to bidding.

Due diligence can come in various forms, some of which we have addressed below.

  • As part of the due diligence prior to bidding on a site, we can assist you in reviewing the site from an architectural, constraints, budget, environmental, structural, mechanical and electrical and highways perspective.

    With the appropriate consultants available to advise, a summary of findings can be accumulated to provide you with a clearer picture as to whether the site proposals are feasible.

    The report could also be used for securing external funding based on proposals for the site and can highlight whether any highways alterations are needed. Are any new utility supplies required? What is the flood risk or drainage proposal? These are just a few of the questions that could be answered within our report.

  • You have acquired your site, now what? If you commit and proceed with the development outlined in the site pre-acquisition report, great, we have a head start.

    We can commence facilitating the necessary design team members to develop the plan and outline a scope. This would then be developed into a full tender package suitable for contractors to cost.

    Following a successful tender period and receiving suitable costs for the project to continue, we can act on your behalf during the construction period. Depending on the type of construction contract selected, we can undertake both contract administrator or employer’s agent roles. As experts in our field, we understand the mechanisms within such contracts and are familiar with the terminology used.

    We would undertake regular inspections, continue to liaise with the contractor and ensure a smooth delivery through to practical completion of the project.

  • The decision to provide funding for a new development carries risk, which is why you need to ensure your funding is used appropriately. We can provide an initial project appraisal report that would provide due diligence on any salient issues or risks the project carries.

    We would undertake the necessary due diligence on the proposed developer and their preferred contractor, ensuring they are fully aware of any project pitfalls and have the suitable appointments, statutory requirements, and experience to undertake the project within the loan value agreement.

    We would highlight such risks, enabling you to make an informed decision as to whether you proceed in lending. In addition, our initial report may highlight certain applications that may not be in place.

    Once you are satisfied that funding can be released, we can continue to monitor the project during the construction period. By undertaking interim site visits, we can review the ongoing project and highlight any risks that may not have been discovered at project commencement. This allows the identification and resolution of such issues, reducing your exposure to risk and unforeseen costs.

  • When a project is progressing, the programme can be considered one of the primary concerns to most stakeholders. As such, the quality of finish can and often does suffer. We can undertake interim inspections to ensure the quality of work is maintained. Snag reports can be issued to the relevant parties for the snagging to be rectified.

    By undertaking regular inspections, widespread issues can be avoided prior to Practical Completion. This ensures a smoother transition during handover, and a better quality of finish for all stakeholders.

  • Do you have intentions for a particular site already acquired? Prior to steamrolling ahead, you need to ensure that the site is appropriate for your proposed development.

    Have you considered the existing site and surrounding areas? Can your proposal acquire the relevant permissions? Does the development have wider implications on the existing highways? These are just a few of the questions that need to be considered prior to engaging with a full design team.

    For this initial engagement, we would undertake a site visit to establish any salient information that may not have been considered. This would highlight potential issues, further investigations recommended and any legal considerations associated with the existing site.
