We want you to inspect the roof as part of your inspection”

A typical request from our clients and one we regularly expect and are happy to accommodate. Such inspections can be undertaken by various methods. 

The selected method is dependent upon the site, property and access provisions. The safest method may include physical access if roof access is safely and readily available. However, a lot of properties do not have this convenience. 

When no physical access is provided, the standard access method is via the use of high-level access platforms. Whilst these are convenient and easily arranged, they are not without their limitations.

The extent of inspection is limited to the reach of the platform. Various platforms are available and each provide their own advantages depending on the type of inspection. In some instances however, a high level access platform is not suitable for the site or property. 

This is likely to do with the site or property themselves, rather than the high-level platform. Site restrictions such as topography, physical barriers and tenant chattels can provide access issues. Such restrictions may only become apparent on arrival, despite having undertaken your desktop study. At this point, it may be too late to cancel the platform and incur cancellation costs.

“What can we use instead?”

As technology continues to progress, so does the use of drones. By utilising a drone to undertake the roof or high-level inspection, the aforementioned limitations are overcome. 

Site topography and tenant chattels do not provide restrictions for a drone. A drone can navigate tricky roof construction that high-level platforms cannot. High resolution photographs can be taken to highlight any defects that are apparent. The use of a drone also negates the need for harness training, reducing health and safety risks. 

Not everyone can use a drone however and there are laws and restrictions that need to be adhered to in accordance with the UK Civil Aviation Authority. We are aware of these and abide by them with each fly we take. We have the necessary ID’s and insurances in place to undertake such inspections.

Drone usage can be restricted however in adverse weather conditions. Furthermore, if the site or property is within a flight restriction zone (FRZ), the use of a drone may be prohibited.

Every site and property is different and each of the above methods still have their place in our inspections. We would be happy to discuss and advise the most suitable method for your inspection.
